Builder Castlethorn has been busy. This week it brings the second phase of homes at Brighton Wood in Foxrock to market, the last phase of Belarmine in Stepaside will roll out next month, and in late spring it launches another phase at its Grace Park Wood, Drumcondra and Rathborne Park, Ashtown schemes. Later in the year it will bring two more developments to market: St Josephs in Clonsilla and one in Dunsaughlin, Co Meath.

In Lucan it has two schemes available: a new phase of three- and four-beds at St Helens in Adamstown, where 30 homes sold last week, and phase two at Somerton, which comes to market on Thursday.

The development of 246 homes launched last December off plans with 40 properties. Phase two sees 45 new homes coming to market on a site that adjoins Finnstown House, Newcastle Road and Tandy Lane in Lucan. According to Ben Brady, sales and marketing manager with Castlethorn, “We figure out what will sell in the area and in Lucan there is an appetite for four- and five-bed homes.”

The look here is not dissimilar to architects O’Mahony Pike’s signature look in Brighton Wood, with red brick detailing and smart grey windows by Grady Joinery.

In this launch there are 11 different house types. Nineteen of the houses are three-beds. There are a further 19 four-beds and seven five-bed units.

The three-bed terraced houses, 116sq m (1,248sq ft) in size, range in price from €325,000 to €350,000; three-bed semis, 118sq m (1,270sq ft) in size, are priced from €360,000 to €365,000 while three-bed detached homes of the same size are seeking €380,000.

In the four-bed units the standard mid-terrace style is 126sq m (1,365sq ft) in size, and is priced at €430,000. The larger semi, 141sq m (1,517sq ft) in size, which comes with an additional family room extension, is asking €465,000, while the detached four-bed, 152sq m (1,636sq ft) in size, is selling for between €460,000 and €490,000.

There are two styles of five-bed, and they range in size from 188sq m (2,023sq ft) to 199sq m (2,140sq ft) and in price from €590,000 to €615,000; the latter includes a family room and a house depth of over 12m.

There is a lot of house on offer here and more customisation than is normal in the new homes sector. This gives buyers a chance to make their home feel more special.

The five showhomes have been designed by Elkhouse Interiors and Hedgeroe, and feature kitchens by Mountlodge Furniture. Indesit and Bosch appliances, including the washer and drier in the utility, are included in the price to buyers who exchange contracts within 21 days.

There are Sonas bathrooms with double shower stalls in the larger units. All have attics accessible via a ladder.

The homes have roomy 9ft high ceilings, a choice of three paint colours on the walls (a warm white, a soft, pale grey or a mink pink), two bathroom tile choices and wardrobes by Mountlodge Furniture in all but the smallest of the bedrooms.

Any layout issues that weren’t caught with the red pen at the planning stages are remedied before launch, Brady says. As recently as last week a boiler that had been installed in a utility room was moved to optimise space in the utility.

The properties, for sale through joint agents Savills and Leahy Residential, have management fees of between €527 to €741 per annum, including bin services.
