DUBLIN 1: €375,000:LOCATED ON what is arguably the most bohemian street in Dublin's inner city, apartment 5, on the second floor of 12 North Great George's Street is likely to appeal to someone who isn't looking for a run-of-the-mill home.

When the owner bought the four-storey over basement building 20 years ago and developed it into five apartments and a cottage, he then sold the other apartments and kept number 5 for himself.

The one-bedroom unit is being sold freehold at €375,000 through Sherry FitzGerald.

The best use has been made of every available space in the 91sq m (980sq ft) apartment. Painted throughout in a tasteful Farrow Ball French Grey, there are plenty of bookshelves and storage in various nooks and crannies.

The quirky entrance hall is stepped on either side, so it takes a bit of negotiating. This leads to a lovely drawingroom overlooking North Great George’s Street. This has high ceilings, large sash windows and a black Kilkenny marble fireplace, probably installed in Victorian times.

On one side of the room there is what looks like a partially panelled wall with a pediment but the central part opens to a smart kitchen/dining area, while there’s hidden storage in the side panels.

The kitchen area is galley size with vanilla gloss units and a range of integrated appliances. In the dining area there’s a black marble fireplace.

To the right of a book-lined passage leading to the bedroom there’s a step up to a newly refurbished bathroom.

This is a lovely atmospheric space with dark porcelain tiles and a contemporary square sink resting on a gloss wine and cream cabinet.

There’s a rain shower behind a curved glass area screen.

The bedroom is a fine big room at the rear of the property with views over the city.

The room has a dramatic hidden surprise – a mirror on one side of the bed slides open to reveal a walk-in wardrobe, or more accurately a climb-in wardrobe because it’s at a height.

The room also has floor-to-ceiling double wardrobes, also in French Grey so it melts into the room. There’s a substantial work area with book shelves and a large desk.

Outside the apartment there’s a cupboard with a wine store which is shared with the apartment above. There are no communal gardens, because the rear garden belongs to the ground floor cottage.

The service charge is €1,100 a year. There is on-street residents parking.
