No 7 Petty Lane is the latest offering to the high-end mews market, and it comes from developer Diarmuid O'Sullivan of Carrickreagh Developments – who sold 7 Newbridge Avenue last year. The mews on Petty Lane lies in what was the rear garden of that property. Though not yet appearing on the Property Price Register – Newbridge Avenue was seeking €1.495m and measured 164sq m.

The mews, which stretches to 152sq m (plus car port of 20sq m), was designed by architect Andrew Coulter (he also redesigned the main house and extension) and it is on the market through Savills with an asking price of €1.05 million.

Traditionally a major issue with mews properties is the lack of light, but Coulter has addressed this with the installation of large roof lights, patio doors – of which there are three – picture windows and Velux – which have the benefit of being remote-controlled.

There is plenty of clever integrated storage throughout – and additional storage space in the car port, which offers valuable off-street parking.

Good garden

The garden is substantial as far as mews properties go and has been landscaped by Outdoor Options, the garden design company that won a plethora of gold medals at Bloom over the past few years. Swathes of verbena sit within banks of box hedging around an Egyptian sandstone patio.

The kitchen, installed by McNally is from the Leicht range and sits opposite the living space flanked by a wall of storage. The virtual fireplace – a recess filled with a screen video of a log fire – is a tad superfluous; a church candle would create more atmosphere.

The property has a BER energy rating of A3 via an air-to-water heating system, an air-filtration unit and high-end technology including wifi ovens.

Harriet Grant, who is handling the sale through Savills, estimates that the property has a potential rental income of €5,500 per month due to its location, four bedrooms and standard of the interiors.

Carrickreagh Developments is in the process of developing the former Rosemount School in Blackrock, which will comprise nine houses and six apartments upon completion.
