Tudor Hall, a restored Gothic revival house on The Hill, Monkstown, is a good barometer of the south Dublin property market over the last six years.

Back in 1994 it sold for £435,000. Three years later and not much altered, it was sold again for around £1 million.

Now the five-bedroom house is back on the market, having barely been lived in by the present owner. The guide price this time around is £2.5 million. It will be auctioned by Lisney on September 27th.

One of a pair of identical houses believed to have been built for the Earl of Longford as a summer residence in the 1830s, Tudor Hall has just over 5,000 sq ft, including stunning reception rooms. According to David Bewley of Lisney, who sold it 1997, the current owner bought Tudor Hall because he loved the top floor, a 44 ft attic studio with a high vaulted ceiling that could be a games room, office, or teenagers' den. There is also a bathroom and a bedroom at this level.

There are three bedrooms on the first floor, including a lavish main bedroom suite. At hall level is a superb double drawingroom with bay windows at either end, a polished timber floor and Gothic-style limestone fireplaces.

This floor also has a study and a lavatory.

Downstairs is the 20 ft country style kitchen with French doors opening on to a paved area below the main garden level. A family room, bathroom, bedroom, pantry and utility room complete the ground floor accommodation.
