A site with potential for 122 apartments on Brennanstown Road, in the well-connected south Dublin suburb of Cabinteely, has come to the market seeking €8.5 million.

The 1.27 hectare (3.15 acre) site comes to the market with a completed feasibility study for 122 apartments, comprising a mix of one, two and three bedroom units, subject to planning permission. The site is currently occupied by three houses, positioned on large individual plots, which are located close to the village of Cabinteely.

According to selling agent Savills, the residentially zoned site benefits from a feasibility study, which could provide a developer with a prime residential development in a much sought-after location. The study suggests the site could accommodate 122 apartments laid out across four blocks, to provide a balanced and contemporary scheme all centred around a central courtyard and green area.

The proposed blocks will provide a mix of units, with two-beds accounting for about 60 per cent of the proposed development.

Open green areas

Cabinteely and the surrounding area has seen a strong surge in the delivery and demand for new residential developments from both developers and buyers, attracted to the area by the close access to the city centre, while benefiting from open green areas such as Cabinteely Park.

Developments such as Brighton Wood and Westminster Wood have all been delivered in recent times and have seen strong demand from the buyer market, while Beechpark, a combination of apartments and houses, is another new development close by.

In addition, the Cherrywood Strategic Development area is located just south of Brennanstown Road and, upon completion, will comprise an impressive residential and commercial hub and will provide an injection of additional amenities to the area.
