The former Bellevue Motors site at Islandbridge, Dublin 7, going for sale today at a guide price of €1.3 million, is expected to be used for a "medium-sized residential development", according to Christine McGowan of selling agent CBRE.

The site extends to 0.27 of a hectare (0.66 of an acre) and has two vehicular access points off South Circular Road. There are four derelict buildings on the site, two of them protected 20th century stone-and-brick mills buildings.

Planning permission granted in 2008 for a mixed-use development of 39 residential units has since run out.

The Bellevue site is located in a well-established residential area about 3km from Dublin city centre and 5km from the Luas stop at Heuston Station.

The area is bounded by the Phoenix Park to the north, Heuston Station to the east, Kilmainham to the south and Inchicore to the southeast.
