A ready-to-go residential site of 12.5 acres in Balbriggan, Co Dublin is fresh to the market this week with Knight Frank guiding €3.25 million.

The site, off the Naul road in the fast-growing commuter town, has an eight-year planning permission from June 2014 for 99 houses. These are a mix of three- and four-bed detached and semi-detached units.

The 64 three-bed semis range in size from 1,278sq ft to 1,635sq ft, while the 35 four-beds will have floor areas of 1,532 sq ft to 1,792sq ft.

Given the acreage of 12.5 acres (50,000sq m), the site density is relatively low and provides good-sized back gardens. Each house has twin sitting rooms.

Balbriggan is a seaside town not far from the M1 and with a rail link to the city centre. The population of the town and its immediate environs is now nearly 23,000 – up 120 per cent in the past 10 years.

This growth has been driven by two key factors: affordability and accessibility.

Evan Lonergan of Knight Frank says the site provides a purchaser with the ability to offer houses in a relatively short timeframe to an area of the housing market that currently has significant pent up demand.
