Supply chain specialists Primeline Logistics have signed up for more than 10,200sq m (110,000sq ft) of space at the Hub Logistics Park in Clonee.
The deal is the first letting within phase two of the scheme and will see Primeline occupy Unit A02 on a long-term lease with five-yearly rent reviews. The company has agreed to pay an annual headline rent of €111.41 per sq m (€10.35 per sq ft).
A part of the wider Primeline Group, Primeline Logistics provide supply chain services to businesses operating in, or trading within, the island of Ireland. According to its website, the company's transport fleet of more than 200 vehicles operates out of some one million square feet of warehousing, serving more than 4,500 retailers and licensed premises.
Primeline’s new facility at the Hub Logistics Park comprises 10,340sq m (111,300sq ft) including 661sq m (7,115sq ft) two-storey offices. The property includes a 13m (43ft) clear internal height, an FM1 jointless floor, 10 dock levellers and a 50m (164ft) deep service yard with dual access which provides 50 truck parking spaces. In terms of its sustainability, the property has an A2 BER rating with its energy requirements supported by 213sq m (2,293sq ft) of roof-mounted PV panels, rainwater harvesting, and high thermal performance cladding panels. The solar PV system is expected to meet the warehouse’s lighting demands for 36 per cent of the year and is anticipated to offset some 425,000 kg of CO2 over the next 25 years.
24-hour access
The Hub Logistics Park is a secure, managed development with CCTV and supervised 24-hour access. The scheme has a direct connection to the T50 fibre optic network, has a large power supply as well as access to natural gas.
The Clonee campus is situated just off the M3 and within a 10 minutes' drive of junction 6 of the M50. The development is a short distance from Facebook's data centre complex. Other businesses in the area include IBM, Helsinn Pharmaceuticals, Bristol Myers Squibb, The Tech Group, Google, E Bay, Geodis Logistics, DHL, Covidien and Iron Mountain.
