A high-quality, fully furnished penthouse office suite in the recently developed Ormond Building on Upper Ormond Quay in Dublin 7 is to be offered for sale by private treaty at more than €500,000.

The Ormond Building, developed in 2007 by John Paul Construction, was recently acquired by Green REIT. It fronts on to the city quays opposite Dublin City Council's headquarters and because of its proximity to the Four Courts has proved popular with the legal profession, barristers in particular. It also houses the offices of legal services firm Rochford Brady.

Peter Browne of agents Browne Corrigan, who is handling the sale of the 93sq m (1,005 sq ft) suite at the front of the building, said a purchaser would have nothing to do to the suite as it was ready to go and fully furnished.

It includes a fitted reception, large meeting room, office and access to a balcony overlooking the Liffey. It also includes a kitchenette, toilet and shower room.

The office is also likely to be of interest to investors, as with a rent of €430 a square metre (€40 a square foot) – not unreasonable in the current market – it could provide a net return of 8 per cent.
