While the world’s leading tech companies have led the migration of much of Dublin’s business community towards the docklands over recent years, offices in the city’s traditional central business district continue to attract their own significant share of occupiers.
57 Adelaide Road and Corrib House are a good example of the buildings bringing in new tenants as companies navigate the post-pandemic return to the office.
Last year, BNP Paribas Real Estate Ireland took the entire of the ground floor of 57 Adelaide extending to 4,854sq ft on a 15-year term, while Murgitroyd (a European patent and trademark attorney) took a lease on the entire of the second floor extending to 3,730sq ft on a 10-year term.
More recently, the entire of Corrib House (4,200sq ft) was let to the Dublin Institute of Design, while healthcare management company the Acacium Group has now taken the penthouse floor which extends to 2,549sq ft on a 10-year term. The last remaining floor at 57 Adelaide Road (4,530sq ft) is now available to let through Sam Daunt, associate director at CBRE.
Prominent position
57 Adelaide Road and Corrib House occupy a prominent position on the corner of Adelaide Road and Leeson Street, and are immediately visible as you travel over the Grand Canal towards St Stephen’s Green. Corrib House is the three-storey over-basement Georgian building to the front while 57 Adelaide Road is the modern extension to the rear. Built in early 2000s, this four-storey over-basement property underwent a significant refurbishment in 2019 and is connected to Corrib House by a large new reception/foyer.
