A residential site of 0.77 hectares (1.9 acres) on the Enniskerry Road in Kilternan, Dublin 18, is guiding €3 million through agent Colliers International.

It has about 150m of road frontage and is zoned “lower density residential” under the local development.

This zoning allows for up to 40 dwellings per hectare which suggests it could accommodate, subject to planning permission, about 30 homes.

The site is a short drive from the Luas stop at Ballyogan, 2.5km from Dundrum Town Centre and is within easy reach of the M50. Shopping at The Park in Carrickmines is also close at hand.

Alleviate traffic

This part of Dublin has experienced significant residential development in recent years and the proposed Glenamuck Distributor Road should alleviate traffic through the village (especially at rush hours) while improving access to Carrickmines and the M50.

While site values have gone up in the area over the past few years they are still a long way from boom-era levels. In 2007, for example, a 3.6-hectare site (9 acres) zoned for agriculture on the Ballycorus Road was quoting €7.25 million. Land zoned for amenity in the area was even achieving a remarkable €850,000 per acre while residential land was making more than €3 million an acre.

The value of residential land in Kilternan fell significantly during the crash – a top site in the area was quoting about €780,000 an acre in 2014.
