James Joyce’s ‘House of Dead’ sells for over €650,000

A substantial Georgian house linked to James Joyce at Ushers Island along the Dublin city quays has been sold to a private investor for more than €650,000 – more than €100,000 above the guide price.

It is not known what use the purchaser will make of the house. It is colloquially known as the "House of the Dead" because it was the setting for the famous Joyce short story in Dubliners. The Dead is regarded as one of the greatest short stories of the 20th century.

Bryan Garry of selling agent QRE had expected interest from Dublin City Council and the Office of Public Works, but neither chose to pitch for the 371sq m (4,000sq ft) house. It was sold within half an hour through fairly intensive online bidding.

The four-storey, over-basement house overlooks the James Joyce Bridge on the Liffey. Though used recently as a tourist attraction, it had to be sold by a receiver.

The house has long been known for its association with Joyce, who was reputed to have spent Christmases there with his aunt and later used the setting for The Dead.

Retail investment in Stillorgan

Agar Commercial Property Consultants is guiding €850,000 for a retail investment at Lenehan's Mall in Stillorgan, Co Dublin.

The 127sq m (1,367sq ft) building is let to Appletons at a rent of €50,000. The contracted rent is €64,756 and is due to be reviewed next year. The successful investor can bank on a return of 5.4 per cent or 7 per cent at the contracted rent. The current owners paid €1.25 million for the investment in 2004.

The retail unit adjoins Stillorgan Décor as well as Tesco and Dunnes Stores in a newly revamped and renamed Stillorgan Village.

Ben Pearson of the Agar agency is also inviting offers of over €1.6 million for a two-storey, over-basement building fronting on to Harold’s Cross Road in Dublin 6W. The 0.14 of a hectare property has a lapsed planning permission for 20 apartments, an office unit and underground car park.

PTSB bank branch in D2 sells for €1.5m

A PTSB bank branch at 4 Upper Baggot Street, Dublin 2, has been sold as an investment for €1.5 million. The Georgian terrace building is internally linked with the adjoining corner building fronting on to both Haddington Road and Upper Baggot Street.

PTSB’s lease has another eight years to run on a rent of €102,500. The investment will show a return of 6.3 per cent.
