The fully licensed Tibors Bistro on Vernon Avenue in Clontarf, Dublin 3, is to be offered for sale at €1.5 million through DTZ Sherry FitzGerald.

The ground floor has a gross internal floor area of over 179sq m (1,928sq ft) and includes the restaurant which can comfortably seat up to 90 diners. The ground floor also has a bar, kitchen, toilets and an enclosed external smoking area.

The restaurant is fitted out to a particularly high standard including leather seating and wooden flooring.

The kitchen is also fully equipped to a high commercial standard with ovens, fryers, grills, ventilation and fridge and freezer facilities. The restaurant’s alcohol licence extends to the enclosed 84.69sq m (911sq ft) forecourt fronting on to Vernon Avenue.

New owners have the option of letting three overhead apartments which can bring in around €36,000 per annum.

Johnny O’Connor of DTZ said he expected interest in the property from both restaurateurs and investors because of prime location and the high-quality fit of of the building.
