A high-profile forecourt with medium-term redevelopment potential is on the market for €4 million through agent Kelly Walsh.

The Circle K filling station at the entrance to Donnybrook village is being sold on the instructions of a receiver.

It came on the market last November along with a 354sq m (3,810sq ft) commercial building occupied by First Stop Tyres for €5 million. But this latter asset has now been removed from the sale, hence the reduction in price.

The petrol filling station sits on a site of 0.26 of an acre (0.11 of a hectare) and is let to Ard Services on a 10-year lease from 2014 at an annual rent of €165,000. A rent review is due in May "which presents excellent reversionary potential" according to the agent.

Ard Services has also signed a deed of renunciation which allows for full vacant possession of the site in five years if required.

The forecourt is on a prominent corner pitch with frontage to Donnybrook Road and Brookvale Road. It is zoned Objective Z4 “mixed services”.
