Department of Social Protection secures 10 year lease of Guild Building

Dublin 8 building extends to 3,530 sq m (38,000 sq ft) and comes with 45 car parking spaces

The Department of Social Protection has availed of generous office rental terms to take a lease of The Guild Building on Ardee Street in Dublin 8.

The new tenant negotiated a 12-month rent-free period after which it will pay €1.2 per sq m (€13 per sq ft) under a 10-year lease with a break option after six years.

The building extends to 3,530 sq m (38,000 sq ft) and comes with 45 car parking spaces.

It is to be occupied by the Intreo office which will have a public office on the ground and first floors and administrative support on the remaining floors.

The building has full Grade A specification including raised access floors, suspended ceiling, air conditioning and special lighting.

Alan Moran of CBRE said the letting was another example of the OPW choosing to vacate older and less efficient space in the city centre for modern, open plan offices.
