A 44-acre farm with two cottages and planning permission to develop four further houses at Ashford, Co Wicklow, is expected to attract the interest of a range of property developers when it is auctioned by agent Knight Frank on April 3rd.
The agency is quoting a guide price of €650,000 for the farm, 21.5 acres of which are zoned for residential use and the remaining 22.5 acres have an agricultural zoning.
There are two cottages located close to a central farmyard, one of them a two-bedroom unit with a stone and redbrick façade, wooden and tiled floors and exposed timber roof beams.
The second cottage is more than double the size of the other home and is in need of complete refurbishment.
An Bord Pleanála has granted planning permission for the development of four detached houses on the lands.
The permission was extended for a period of five years up to October, 2017.
The four houses will be located close to the existing buildings.
Blessington land
Knight Frank is also guiding €290,000 for another landholding, 19.28 acres at Blessington, Co Kildare, which are located close to two residential developments, Blessington Manor and Blessington Abbey.
There is a fire-damaged cottage on the lands.
The agent says the land has obvious development potential given that 18.64 acres are zoned for low density housing under the Kildare county development plan while the remaining 0.64 of an acre has existing residential use.
