Lisney is seeking in the region of €3,950,000 for an industrial investment close to Dublin Airport and the Port Tunnel.
Unit A at Willsborough Industrial Estate in Clonshaugh, Dublin 15, extends to 3,200 sq m (34,500 sq ft) and stands on a site of 0.7 of a hectare (1.67 acres).
The building is let to BT Communications at €330,000 per annum on a single full repairing and insuring lease that runs to 2025 without break options. The tenant company has reported an after tax profit of €42.4 million on a turnover of €425 million in the year ending December, 2012.
The Clonshaugh investment will show an initial yield of 8.07 after costs according to Duncan Lyster of Lisney.
