CO KILDARE: € 625,000 AMV:A RARE auction in Naas, Co Kildare next week should attract plenty of interest as one of the town's more attractive houses goes under the hammer.

Titusville on Sallins Road is a large semi-detached Victorian villa with a mews building to the side and a sheltered back garden.

The property is due to be auctioned next Thursday by Sherry FitzGerald O’Reilly, which is quoting an AMV of €625,000.

The four-bedroom house is called Titusville, after the town in Pennsylvania where the first oil well in the US was discovered in 1859. It’s original owner built it in 1870 having made his fortune in the oilfields and returned to Ireland to settle down.

Titusville has changed hands just a few times since then, and has kept most of its original features intact.

It’s a spacious home of around 269sq m (3,165sq ft) with fine reception rooms decorated in Victorian style.

Leading off the entrance hallway is a lofty drawingroom with walls papered in bright poison green that is counterbalanced by the plentiful light coming in through a floor-to-ceiling bay window.

Double doors open through to a diningroom, another bright room with an ornate fireplace, and tall sash windows.

At the back of the house the kitchen is a sunny square room with a bay window and access to a patio with steps up to the garden proper.

On the other side of the entrance hall there is access to a modern conservatory linking the house with a refurbished coach-house, or mews, to the side. This has a study on the ground floor and a large bedroom upstairs.

The main part of the house has three bedrooms, one of which has a walk-in dressingroom.

At the AMV price, Titusville will seem like good value by comparison with family homes in the capital.
