WHILE THE interior design and layout of a two-bedroom house at 50 Geraldine Street in Phibsborough, Dublin 7, reveals that this is the home of an architect, an awful lot of unseen structural work has also taken place.

Munich-born architect Stefan Hoeckenreiner, who runs Ambient Architecture, bought this house four years ago and has added insulation to walls, ceilings and floors; re-roofed the house with recycled slates to the front and Tegral slates to the rear; reskimmed the walls; copied existing plasterwork to replace lost parts; added in eco and period-friendly double-glazing; repointed chimneys and walls with lime mortar – oh, and added an extension.

On the ground floor of the house, which is for sale at €450,000 through Douglas Newman Good, are two reception rooms, and a kitchen and dining area beside each other, with the diningroom spilling onto the patio. Beyond the kitchen – which has custom-made units – is a bathroom and a bedroom beyond.

Upstairs is the main bedroom and en suite with a large rainwater shower head.
