The initial phase of Sandford Wood in Swords achieved over £13 million in sales when launched in March last year. Because of the range of house types, the development proved popular with both first-time buyers and locals trading up to bigger homes, according to agents Ross McParland.

Kingscroft Developments is releasing a further 30 three and four-bedroom semi-detached and four-bedroom detached houses this weekend.

When completed, there will be a total of 139 houses in the scheme, 77 of which have been sold to date. Prices start at £175,995 for the three-bedroom semi-detached house, from £194,995 for the four-bedroom semidetached house and from £253,995 for the four-bedroom detached house.

To avoid monotony, a variety of brick tones are used in the front elevation of these homes which are built along curved streetscapes.

Standard features include Shaker-style maple kitchen units with chrome fittings, classic fireplaces and wall tiling in the kitchen, bathroom and en suite.

The layout of the homes is largely traditional. The three-bedroom semi-detached homes are 1,100 sq ft and, as with all the homes in this phase, have a utility room off the kitchen/breakfast area. Double doors link the livingroom and diningroom. All homes have a downstairs toilet. The main bedroom has an en suite.

The four-bedroom 1,260 sq ft semi, while bigger, is similar in design. The four-bed detached house is over 1,300 sq ft and differs in layout, with all the downstairs rooms opening off a square-shaped hallway.

Located north of Swords, close to Motorola, where much of the new development in the area is taking place, Sandford Woods will benefit from a proposed new amenity at nearby Applewood which will comprise shopping facilities, a medical centre and a creche. The scheme is also within a half-hour walk of Swords village and will be a short distance from the Pavilions shopping centre which is due to open in March.

The road system connects Swords with Dublin Airport, the M50 and the city centre.

Showhouses are on view on Saturday and Sunday between 3 p.m. and 5 p.m.
