DUBLIN 16: FROM €295,000A new phase of houses and apartments at the mature Dalriada scheme in Knocklyon hit the market this week
HOUSE AND apartment prices have been cut by up to 33 per cent in the latest release of 20 homes at the long running Dalriada development in Knocklyon, Dublin 16. Sherry FitzGerald New Homes is the selling agent.
Ellier Developments has built most of the 180 homes planned for the Dalriada phase beside the well established Woodtown and Hunterswood developments which have been ongoing for over a decade. Dalriada has already acquired a mature look because of extensive landscaping, lots of open spaces and central courtyards. The next phase will include a children’s play area which will extend to almost an acre.
The architect, Paul Duignan and Associates, has designed an interesting mix of dwellings ranging from starter units to larger family homes. Imaginatively designed three and four-bed homes offer fresh, functional interiors full of light and atmosphere. Simple yet effective features, such as 9ft ceilings in all ground floor rooms, add to the feeling of space.
The 20 homes going on view today are ready for immediate occupation. They include a three-bed corner house which was originally priced at €595,000 and is now available from €400,000 (a drop of 33 per cent). It has a floor area of 107sq m (1,150sq ft) including a large, bright hall with a double height window. The landing also has a window at either end to add to the natural light pouring in. These houses are either end-of-terrace or detached.
For families needing even more space, Ellier has completed a number of three-bed, three-storey homes known as The Argyle. They extend to 124.5sq m (1,340sq ft) and have a spacious reception room with double doors leading out into the garden. The kitchen has a handy utility room off it. Two of the bedrooms come with en suite shower rooms while the third has a full en suite bathroom. The Argyle is now priced from €450,000.
Ellier has trimmed €135,000 off the price of four-bedroom houses which are now available at €440,000 (a drop of 23.5 per cent). These three-storey homes have a floor area of 124.7sq m (1,340sq ft), including an interconnecting reception room/kitchen and dining area. Purchasers will have the option of either a three or four-bedroom layout.
The selling agent will also be taking bookings for three-bedroom duplex homes which originally cost €450,000 but are now on the market from €365,000 (a drop of 19 per cent). They are generally larger than many three-bed semis at 107sq m (1,152sq ft) and have an open-plan living area which comfortably accommodates dining and a seven-seat L-shaped couch. The living area leads out to a terrace which will come in handy on long summer evenings.
The developers have also trimmed €100,000 off the price of two-bedroom apartments which now seem good value at €295,000 (a drop of 25.3 per cent). They also have an open-plan configuration and a floor area of 73sq m (786sq ft). The main bedroom has a full en suite while the second bedroom also has a toilet and shower. The apartments also come with a private terraced area which is reached off the livingroom.
Residents moving into Dalriada will be able to park their cars in either banked lots on the street or in parking courts which are generally overlooked.
A strong selling point is the location just off the M50 which provides each access to Dublin Airport and also to the major routes out of Dublin. Knocklyon is also within a short drive of the park-and-ride facility for the Luas at Tallaght.
