A new phase of 30 apartments and houses is being released this weekend in the new residential quarter taking shape at the former Phoenix Park Racecourse
ALMOST 20 years after its closure, the former Phoenix Park Racecourse in Castleknock, Dublin 15 has become one of the most vibrant new residential quarters in Dublin city.
More than 500 apartments and houses have been built and occupied in the past five years and this weekend developer Flynn O’Flaherty is to unveil their latest phase of new homes at prices that reflect the fall off in values generally. Selling agent Hooke MacDonald says that prices for the 30 apartments and houses being released for sale on Saturday and Sunday afternoons have been reduced in price by between 18 and 39 per cent, reflecting cuts of €110,000 to €166,000.
One-bedroom apartments with floor areas of 51sq m (550sq ft) will be priced from €219,000; two-bedroom apartments with 74–82sq m (795–870sq ft) will cost from €259,000 and three-bedroom units with 87sq m (940sq ft) will be available from €325,000.
For those who prefer a house, there will be a number of three-storey, three-bedroom units with 117sq m (1,255sq ft) at €485,000. These homes were selling for €595,000 to €635,000 in 2004. All the homes come with a full range of electrical appliances and car-parking spaces which are mainly located in secure basements.
Visitors to the old racecourse site are likely to be impressed by the well designed, harmonised development of excellently-built, good looking homes in a safe and landscaped site.
Although the first two phases are only a few years old, they have mellowed already, looking settled and prosperous.
Apart from the good mixture of residential units, Flynn O’Flaherty has also built a bridge over the Navan Road to give residents direct access to a new train station where the Arrow service takes them directly into Connolly Station.
The 125-acre racecourse will also accommodate a 200-bedroom hotel, neighbourhood shopping, a community hall, school and a crèche on a site opposite the railway station. A new fitness centre is also to open shortly
The latest phase of apartments and houses will overlook an 18-acre stretch of open parkland and sports grounds. Most of the apartments have dual aspect with one balcony off the living room and another one off the kitchen.
Those viewing the show apartments and houses this weekend will be impressed by the roominess and high quality fit-outs. All two-bedroom apartments have one en suite bathroom and either balconies or terraces to allow for alfresco dining in the long summer evenings. There are also impressive oak-style kitchens with black granite worktops and electrical appliances.
The houses also have a high quality finish, gas central heating and a superb kitchen.
