Silvermere, a large four-bedroom house backing on to Killiney golf course at Killiney Heath, is expected to fetch more than £800,000 at auction through Gunne on July 28th. Developed in the early 1980s, Killiney Heath is an exclusive enclave of about 40 houses off Killiney Avenue. There is good communal space that is nicely landscaped and maintained. Silvermere has about a third of an acre of landscaped garden and parking for several cars.

A fairly modest house from the outside, it has a superb interior of around 5,000 sq. ft, with very good space for entertaining and a few surprises, such as a heated swimming-pool and a big snooker room.

The current owners bought Silvermere six years ago and remodelled it completely, creating a bright, open-plan layout that is complemented by bold colours throughout. They are now moving to Kilkenny, hence the sale.

With its red-tiled roof and balconies, the house looks a little bit like a villa in Portugal, where the owners frequently holiday. A flight of terracotta tiled steps leads up to the double fronted door. This opens into a superb atrium-style entrance hall with carpeted stairs leading up to the first floor, and light spilling in through a high, wide window that looks out towards the Sugar Loaf.

An inner hall has the living room on the left and a corridor leading to the bedrooms on the other. The living room is a large room with French doors opening on to a balcony and windows along one wall.

Glazed double doors open into the kitchen - a lovely bright room with a pale terracotta floor, antique pine units and a conservatory dining room overlooking the golf course.

From here, double doors lead through to a large family room with a fireplace and polished timber floor. A sliding patio door brings in a lot of light and opens out to an enclosed garden with a striking water feature. There is a utility room off the kitchen and a playroom off the family room.

The bedroom corridor has three bright double bedrooms sharing a very large bathroom with Sliderobes storage. At the end of the corridor is the main bedroom, a stunning 24 ft long room with access to a sunny terrace that connects with the entrance hall. There is an en suite bathroom with antique-style fittings and a wall of fitted wardrobes.

A staircase from the main hall leads down to the ground floor where there is a snooker room complete with a full-size snooker table.

The swimming-pool is a decent 24 ft by 16 ft and appears to be in excellent condition. Tilt-and-turn windows open on to the garden. There is also a sauna room and bathroom at this level, as well as good cellar storage.
