Number 37 Mountainview Road was quite a different proposition when the owners bought it nearly 10 years ago. The Ranelagh two-storey redbrick was in flats and significantly smaller than its current 239sq m (2,573sq ft).

Their work on the 1910 semi-d was carried out in two phases and extended the property to the side and rear and turned the house into what is easily one of the most stylish family homes on the road, with four bedrooms for their young family as well as a converted attic used as an additional bedroom.

The renovation completely changed the original layout at ground floor. Incorporating the garage to the side and building over it widened the front reception room which is now styled as a comfortable living room that looks to have seen little use as there is a very large living area in the extension to the rear. This room connects via sliding doors to the rear reception room which opens out to the greatly extended rear of the house and also to the small inner courtyard to the side.

In these houses building on the back can make this rear reception redundant and here it feels like a through room, giving access from the hall to the kitchen. It is home to a grand piano and its door and part of the wall from the hall was replaced with a steel and glass door panel to bring more light into the room.

Contemporary detailing

The kitchen easily belongs in the pages of an interiors magazine, as it’s packed with contemporary detailing and stylish thought-through features. The floor is polished terrazzo, black to contrast with the blond timber of the bespoke floor to ceiling cupboards. Features include a gold-coloured Quooker tap, Miele appliances, and a Gaggenau wine cooler. Opposite the stone-topped island unit is built-in seating upholstered to match the mid-century modern-style chairs.

A relaxed seating area is in front of a sleekly modern gas fire. A utility room is tucked in the corner. Light comes from large roof lights, the fully glazed back wall and the glazed panels opening into the inner courtyard.

Upstairs the rear extension added an extra bedroom with a large picture window and the expansion to the side allowed for a master suite to the front comprising a full-sized en suite, a bedroom and a fitted-out dressing room. The family bathroom has the Villeroy & Boch sanitaryware and floor-to-ceiling tiles.

The rear extension impacted on the garden which is small relative to the size of the house (but quite typical of many Ranelagh houses) and designed, with its Astroturf surface, to be a safe low maintenance play area for children. Parking to the front is on street.

It’s difficult to compare prices on Mountainview Road not least because the houses differ in size and style and come on the market requiring different levels of renovation. Number 37 is in walk-in condition and with a Ber B3 rating so new owners will be hard-pressed to think of anything to change. If it achieves its asking price of €1,495,000 through DNG it will be one of the strongest prices achieved on the road in some time.
