Connaught Street is one of Phibsboro’s redbrick roads lined with terraced and handsome homes that were once part of D7’s flatland but are now mainly single occupancy.

The street is the location of the recently opened Cabra Luas stop so the next owners of number 101 can be on the platform in seconds – it is located about 200 yards from the front door.

The door, painted black, has beautiful stained-glass panels that wash the hall in a ruby red light. The current owners bought the house in 2005 when it was close to original condition and set about modernising it, installing central heating and new timber sash windows, upgrading the plumbing and wiring and building a two-storey extension to the rear as well as converting the attic.

Open fireplaces

It is now an ideal family home with two interconnecting reception rooms with cast iron open fireplaces in each of the rooms. This has affected its BER rating which, despite all the upgrades, is D1. Dual aspect, these rooms have honey-coloured polished floorboards.

The kitchen is to the rear and has vanilla gloss units and timber counter-tops. The orientation of the house means this room is always warm.

The rear faces almost due south and has vehicular access, although the garden shed would need to be removed to accommodate a car. The garden isn’t huge but has a smart sandstone slab patio and small lawn.

The house now measures 113sq m/1216sq ft and has four bedrooms, three doubles and a single. The first of the three doubles is set on the return in a vaulted ceilinged room that is exceptionally bright, thanks to roof lights. The family bathroom is also at this level.

Across the street, Everton, number 110, sold for €428,000 in August 2016, according to the property price register. This three-bed mid terrace property had the typical original layout, a G BER rating and was in need of modernisation.

On the same side of the street, number 116 has just been sale agreed by Mason Estates. The property, which measures 85sq m/915sq ft, needs refurbishing and came to market quoting €425,000. It went sale agreed last November above the asking.
