The photos of 4 Sarsfield Street show a smart stylist has been busy. There is gorgeous velvet furniture in the two interconnecting reception rooms, a pristine plain grey carpet throughout, and the beds in the two upstairs bedrooms are beautifully dressed. Cool art hangs on the walls.

The end-of-terrace, villa-style Victorian house has been a rental for some years – without the plush furniture – something that is perhaps evident in the dated kitchen and bathrooms. So viewers of the Phibsborough house know they’ll have work to do.

The tree-lined road is in a popular part of the city – just beside the Mater Hospital and a short walk to the shops and many other amenities on Phibsborough’s main drag. Locals will know that this northside suburb was sought-after long before it appeared in a list last month of “the coolest neighbourhoods in the world”. The Dublinbikes stand near the end of Sarsfield Street is a sign of how close it is to the city centre.

Entrance hall

The entrance hall and reception rooms in these period redbricks are what tend to have strong appeal for buyers. They have tall ceilings, period details and a good sense of space. The hall is smart-looking with its black-and-white checkerboard floor tiles. The reception rooms have vintage fireplaces – not original but attractive features all the same – with newly painted surrounds to brighten them up.

The house is one-storey to the front and two to the back. Upstairs are two bedrooms – both small doubles – and a bathroom. Downstairs to the rear in the return is an eat-in kitchen which opens directly to a shower-room and utility at the end. The rear garden – a large paved patio, really – is looking bare but could easily be improved.

As well as updating the kitchen and bathrooms, new owners might rework the rear return entirely – there’s enough space for several options.

To the front is a small railinged garden and parking is on-street, though realistically, with good transport options close by and the city centre a very short walk away, a car would seem optional for most buyers.

Number4 Sarsfield Street is for sale through Sherry FitzGerald, seeking €545,000
