MKN Property Group’s latest development is an apartment block in Raheny, located within a two-minute walk of the main gates of St Anne’s Park on Sybil Hill Road, an extension of Clontarf’s Vernon Avenue in Dublin 5.
The redbrick-fronted development, called Ardilaun Court, where there are also seven terraced houses for sale, is built on lands that belonged to the Order of Vincentians, and from one of the blocks the order’s fine listed Georgian building is visible. St Paul’s College, a secondary school for boys, is adjacent.
As with Seascape, the housebuilder’s successful apartment scheme in nearby Clontarf, this development will have strong appeal for those looking to downsize, says Brian McKeon, one of three siblings in the second generation of this family business.

Designed by O’Mahony Pike, lofty ceiling heights of 2.7m throughout and large picture windows mean the properties are light-filled. The fact that the scheme is already complete is also a strong selling factor because buyers can walk through the units that interest them rather than looking at plans.
The four-storey blocks have brick facades, a communal roof terrace on one and below-ground parking for all.
The grounds are smartly set out by Sap Landscapes and there is a soothing central water feature designed by the construction firm.
When complete, Ardilaun Court will comprise 76 units, 70 apartments and six houses. For the initial launch, Sherry FitzGerald is bringing to market 32 apartments and all the houses.
Most of the apartments are two-bed units with a further four one-bed units on offer. These are housed in two of the development’s blocks; one with west-facing balconies the other has south-facing exteriors.
The launch also includes two penthouses with some of the best views in Dublin 5.
There are 26 two-bed units of between 83sq m/893sq ft and 95sq m /1,023 sq ft priced from €440,000 to €510,000. These have almost 15 cubic metres of storage hived off the hall and one of these two cupboards would make a really smart drying room.
The show units have been designed by Niamh McKeon, sister to brothers Brian and John who with their father Sean McKeon, run the company, and feature units by Kube Kitchens, smart silestone countertops and splashbacks as well as wardrobes by Cawleys.
The one bedroom units range in size from 55sq m/602sq ft to 61sq m/666sq ft and from €375,000 to €405,000.
The six terraced houses – four mid-terrace three-beds and two four-beds – each have back gardens of about 3.5m long with the property’s original brick wall retained as the boundary wall. It’s a nice touch that gives the properties an established feel.
The three-beds measure 138sq m/1,489sq ft and are seeking €665,000. The four-beds are 165sq m/1,770sq ft in size and seeking €725,000.
The two-bed penthouses are in the block with south-facing balconies and overlook the Georgian splendour of the listed house, and the tops of mature trees in its grounds. The view also frames Dublin Bay, Dalkey Island and the Sugarloaf.
One penthouse measures 77sq m/ 837sq ft and is asking €675,000. The other is slightly larger, 83sq m/902sq ft in size, and is asking €695,000. This one has another 300sq ft of south facing wraparound balcony.
