Set behind high granite walls on Lansdowne Park are four mews designed by architects firm and RIBA gold medal winner Scott Tallon Walker.
Number 153 shares a courtyard with its neighbour, both of which have access to off street parking to the rear of the property. To use the term mews is a slight misnomer; while the property is built in what was the rear garden of one of the grand dames on Northumberland Road, at 165sq m (1,776sq ft) over three floors it is hardly typical of a ‘mews’.
Although constructed in 1994 the design has not dated, even the Siematic kitchen shows very little of the property’s real age, and it all comes down to good architecture.
At garden level a statement spiral staircase creates a natural divide between the living area to the rear and the kitchen-cum-dining area to the front of the property.
The entire house is very bright, thanks to the use of full length glazing, glass block walls and a dome above the staircase.
Upstairs are three bedrooms, two of which have fine en-suites and lots of storage. The third is currently used as a home office.
An interesting feature throughout is that of recessed sliding doors between the rooms, which slide away allowing a wonderful flow through the house – the only door on a hinge is the front entrance.
The basement has three rooms for storage, including a utility which is the same size as many city apartments.
The south-westerly facing rear garden, though well designed with granite paving and a sheltered dining space, needs a lick of paint to bring it up to the standard of the interiors. This in turn opens to a private communal parking area via a pedestrian gate.
It is quite a lot of space for the asking price considering its location which runs parallel to Northumberland Road. At €995,000 through Lisney this represents €6,030 per sq m. Young's is listing number 81, a two bedroom 70sq m property for €565,000, this equates to €8,071 per sq m. Number 143 was sold in 2016 for €915,000. At 143sq m this amounted to €6,398 per sqm.
It is testament to the excellent design that this property, standing for almost a quarter of a century, feels as if it was constructed in the past decade.
