A new development of 97 apartments, Glaslynn, on the Howth Road in Clontarf, Dublin 3, is expected to attract interest from people looking to scale down from a larger house but who want to stay in the area.

The Castlepark Construction development is being launched this weekend by joint agents Keane Mahony Smith and Paul Daly & Associates with prices starting at £210,000 (€266,700).

Although primarily made up of two-bed units, there are nine one-beds and eight three-bed penthouse apartments on sale.

The quirky design means that no two apartments are the same, with some rooms perched at interesting angles.

There will be four blocks in total, two of which are almost finished and comprise a total of 54 apartments.

These will be ready for occupation within six weeks. Each of the five floors per block contains a maximum of six units .

The facade has an unusual mix of red and yellow brick, with timber windows, decked balconies and patio areas and peaked roof windows at penthouse level.

Those units facing the rear courtyard area have the shelter and pleasing views of tall mature coniferous trees and a nicely designed landscaped communal area with a water feature and shrubbery.

Two-bed apartments vary in size from 750 to 910 sq ft and cost from £270,000 to £320,000 (€342,900-€406,400) depending on their size, orientation and outlook.

The 800 sq ft show apartment has a spacious living and dining area with coving, large double glazed timber windows and a door out to decked patio area.

Tucked away off the living area is a kitchen with warm brown and terracotta tiling, Shaker-style fitted units, solid black granite worktops and a fitted electric hob.

Timber finishes feature heavily in all the apartments and include pine architraves and skirting and glass-panelled ash connecting doors. Underfloor heating in the living area and the hall is also standard.

This unit has two good-sized double bedrooms, the main one with cream panelled wardrobes and a mosaic blue tiled shower en suite.

One clever addition to the apartments is the separate utility room with plenty of cream-coloured fitted cupboard space.

The second show unit is bigger at 840 sq ft and has a different layout. The large living room/dining/kitchen area is open plan and the main bedroom has a bathroom suite and vanity unit as well as fitted wardrobes.

The one-beds range in size from 550sq ft to 750sq ft and cost from £210,000 to £235,000 (€266,700-€298,450). The 750 sq ft one-bed show apartment has a timber decked area off the large living/dining/kitchen area. The en suite bedroom is substantial and there is a utility room and a bathroom off the long hall.

The penthouses are 1,200 sq ft to 1,500 sq ft and are priced from £450,000 to £500,000 (€571,500-€635,000).

The spacious living area in one of the smaller three-bed penthouse has a vast peaked window spanning the length and breath of an entire wall and a variety of different ceiling heights. The kitchen is tucked away around the corner out of sight.

There is one car space per apartments and two for penthouses. The service charge will be in the region of £1,000.
