Dún Laoghaire Seafront: The Pierre Hotel on Victoria Terrace in Dún Laoghaire, Co Dublin, may be sold by the developers who own it now that they have been given the green light to redevelop it as apartments.

The hotel, a protected structure which stands on one of the terraces of Victorian and Edwardian buildings overlooking Dublin Bay, is likely to guide up to €3.5 million if it is put up for sale. But it could make well over that, given the demand for apartments in the area.

Apartments sold rapidly from plans at the Harbour View development opposite Dún Laoghaire DART station nearby in February this year.

An Bord Pleanála recently granted Carrolena Ltd - a company owned by Paddy Shovlin, David Agar and Tony Fitzpatrick - permission to redevelop the hotel as 16 apartments.

Five of the 16 would be located in the original hotel and 11 in an extension at the rear. Original features like the staircase in the hotel will have to be preserved.

Mr Agar said yesterday that the developers have not ruled out selling the site. The trio, who are also behind the major residential/commercial development at Beacon Court in Sandyford, Dublin 18, initially applied for planning permission about three years ago.

Both An Taisce and the owners of the Rosses Court apartment block next door to the Pierre appealed against its redevelopment.

A number of the apartments on the site, which faces Dún Laoghaire's east pier not far from the controversial Dún Laoghaire baths site, could sell in the €1 million-plus region because of their sea views.
