Overlooking the 18-hole championship golf course at Citywest, the second phase of 56 apartments in Tassagard Green, in Saggart, Co Dublin, is being released this Saturday through Keane Mahony Smith. On completion, the scheme by Melbury Developments will have 101 apartments in three blocks - Sacra, Slade and Swift. Over 40 units sold off the plans in May. The show apartments are in the turreted Sacra block - which is the smallest with nine apartments. Just one apartment remains in Sacra - the 1,550 sq ft penthouse priced at £370,000.

There are 15 two, three and four-bedroom units left out of a total of 39 in the Slade block, which will be completed next spring. Some overlook the golf course, the others have views of the courtyard. Seven are apartments ranging in size from 1,000 sq ft to 1,700 sq ft and priced from £230,000 to £410,000. The rest are penthouses ranging in size from 1,450 sq ft priced from £350,000 to £600,000.

Forty two-bedroom apartments with sizes from 900 sq ft to 1,550 sq ft remain in the Swift block, which will be ready in September, 2001. They cost from £210,000 to £300,000 and will overlook the courtyard and Saggart Church and village. Saggart Village is due for substantial residential development - 47 acres were recently sold to the Co Wexford-based housebuilder William Neville, which is likely to produce about 700 starter homes.

The spacious show apartments at Tassagard have a very high standard of finish. The two-bedroom apartment, with 900 sq ft and a price tag of £220,000, has a large livingroom with a beautifully-cut marble fireplace and patio doors leading to what will be a landscaped area to the rear. The kitchen off the living area has a light oak traditional-style kitchen with granite worktops and integrated fridge-freezer, microwave, oven hob and washer/dryer. The shower room - like all of the bathrooms in this scheme - comes fully tiled. The main bedroom has patio doors with views of the 16th and 18th holes of the golf course. The large en suite has grey and cream tiling, a large, old-style sink and a mahogany panelled bath. The second bedroom is fitted with maple wardrobes and has patio doors.

The 1,250 sq ft, £260,000 two-bedroom apartment also has an ornate marble fireplace and two sets of patio doors which look out over the 12th and 14th greens. The living area is large and unusually shaped with five arched windows in the turreted right-hand corner. The kitchen is Shaker-style with white tiling, a chrome cooker hood and Neff appliances. The main bedroom has double doors to the side of the block, white fitted wardrobes, an en suite with a granite-top double sink unit, a power shower and a bath with a shower attachment. The second bedroom has double wardrobes. There is a study, which could be used as a bedroom, to the right of the hall. En route to the penthouse showhouse on the third floor, there are double doors on the landing which lead to a balcony.

Penthouses range in size from 1,550 sq ft to 2,600 sq ft. The show penthouse is impressively elegant with a 17 ft-high cathedral ceiling, columns, a Wyatt-style fireplace and recessed light. A dining table for 10 is tucked in one corner beneath the mezzanine gallery which overlooks the livingroom. A piano in the show apartment is placed in the turreted corner of the livingroom, which has several windows. Patio doors lead to a large balcony overlooking the golf course.

A teak spiral staircase leads to the upper floor. The kitchen is cream in French country style, with wine racks, aged-ceramic drawer handles, integrated sink units and granite worktops. All rooms are wired for sound. Upstairs, the main bedroom has a large en suite with a sink on either side of the room and a bath. The shower fittings are gold-plated and the lavatory has an old-fashioned flushing chain. Also off the main bedroom is a dressingroom with shelving and a Velux window. The study has a half-tiled en suite.

There are two car-parking spaces per apartment and electronic gates at the entrance to the development.
