The first 35 apartments in a new development overlooking Marlay Park in Rathfarnham are being sold off the plans this week with prices starting at £155,000.

Construction began on Marlay View last autumn. Situated at the junction of Ballinteer Avenue and the Green Route, the first phase will be ready for occupation in the summer. The scheme will comprise over 100 apartments on completion.

Prices start at £155,000 to £165,000 for one-bedroom apartments, which average about 570 sq ft; two-bedroom apartments varying from 800 to 870 sq ft cost from £189,950 to £230,000 and three-bedroom units of 1,110 sq ft start at £230,000. Prices include car-parking spaces. The selling agents are Hooke & MacDonald.

The properties, designed by architects McCrossan O'Rourke, are a mix of three and four-storey buildings with a cylindrical block at the centre. The surrounding acre of land will be landscaped with a residents' seating area, barbecue, water features, putting greens and walkways.

With the investor out of the market, these apartments are inevitably aimed at owner occupiers. Built by Dorville Construction, most apartments will either have balconies or large bay windows. Kitchens will be Shaker-style and each unit will have a security intercom.

Marlay View is close to Rathfarnham and Dundrum, and golf clubs at The Grange and Stackstown. Previous Dorville developments include St John's, Park Avenue in Sandymount, Castlelands on Hyde Road in Dalkey and De Vesci House in Monkstown.

Bookings for Marlay View will be accepted in the offices of Hooke & MacDonald on weekdays from 7.30 a.m. to 5.30 p.m.
