FUCHSIA Lodge, a long cottage high on a hill above Stepaside, Co Dublin, is in a very special place just off the edge of most Dublin maps. It feels like the countryside, yet much of Dublin is before you and there are views across Leopardstown racecourse and Dún Laoghaire harbour out to sea.

Backing onto Ticknock Hill, the house needs a lot of work. Lisney has named an AMV of €750,000 prior to one of the the first auctions of the season on September 18th.

The two-bedroom house on Carthy's Green, off Ballyedmonduff Road, comes with three-quarters of an acre of land, divided by a drive to a neighbour's property. There is land to the side and front of the house and over the lane there is a substantial field.

New owners may decide to knock down the existing house and build again, subject to planning permission. Just down the hill, a new home clad with lots of timber slatting and topped with a butterfly roof shows what might be done.
