Limerick: from €250,000   The developer of Abbey River Court, a Section 23 development off Sheep Street in Limerick city, is giving a three-year rental guarantee to each purchaser.

Sherry FitzGerald O'Malley says there is currently a waiting list of tenants for apartments at Abbey River Court thanks to its city centre location, behind Barringtons Hospital and close to the Hunt Museum.

Prices for the remaining 14 two-bedroom units range from €250,000-€260,000 and all of units come fully furnished. There are also penthouses for around €340,000.

It costs around €250,00 for a 63sq m (678sq ft) first floor apartment with a balcony and €260,000 for a 63sq m (678sq ft) apartment with a balcony on the third floor.

There are a number of larger apartments without balconies but with own-door access that are cheaper, including a 76sq m (818sq ft) apartment on the first floor for €250,000. All of the apartments have en suite main bedrooms. Some have an open-plan kitchen and livingrooms while others have separate galley kitchens. The kitchens have integrated appliances.

Residents can also enjoy a communal roof garden with great views of the city.

Car-parking is €600 per annum, guaranteed for 10 years.

The development gets its name from its proximity to the historic River Abbey. This is the final phase of the development, the first phase having sold out and now fully let.

The development has a number of enclosed courtyards and three lifts servicing the apartments.
