A €250 million residential and hotel development at The Square Town Centre in Tallaght, Co Dublin has been opposed by the resident of an adjacent development.

In an appeal to An Bord Pleanála, Darren Ireland, who lives at the nearby Tuansgate development, says the inclusion of a bar and nightclub "which operate at unsocial hours" is unacceptable in a mixed-use development "with residences in such close proximity".

Dublin solicitor Noel Smyth's Alburn Developments is looking to build over 380 apartments, a hotel, shops and a multi-storey car-park on the 8.8-acre site. Alburn's UK interests include a £300 million (€448.8 million) regeneration project at Clyde Place, Glasgow.

The proposal for Tallaght includes 23,000sq m (247,500sq ft) of retail space, 4,088sq m (44,000sq ft) of offices, 1,719sq m (18,500sq ft) of leisure, as well as 3,623sq m (39,000sq ft) of restaurants and bars, and a 27-bed hotel. The development is six to nine storeys, and involves extensions along the north, east and west faces of The Square, between the Civic offices and The Square Town Centre. The site will also include a new Millennium Square to replace part of the Old Blessington Road.

Darren Ireland says he is involved in a dispute with the management of Blubar in Tuansgate over noise pollution and fears another bar nearby will exacerbate the problem. He is also concerned about overshadowing of his apartment by the development and its impact on the local infrastructure.
