Menolly Homes is seeking planning permission to build the first phase of a residential development at the Hansfield Strategic Development Zone (SDZ) in Blanchardstown, Dublin 15.

If successful, these will be the first units to be built on the 80-hectare site in west Dublin - one of three areas designated as SDZs in 2001 to "fast-track" the building of new homes.

Menolly has submitted a planning application for 219 units, including semi-detached houses, townhouses, duplex units and apartments in 14 blocks on a 5.5-hectare site. The development would be accessed from an existing roundabout at the junction of Ongar Road and Hansfield Road.

Adamstown, which is near Lucan, was the first SDZ to get approval by An Bord Pleanála and Castlethorn Construction has sold over 500 units there since it was launched in January. In 2004, Menolly was refused permission by Fingal County Council for a development of over 900 units on the grounds that it would be premature pending a decision by An Bord Pleanála on the draft planning scheme.

An attempt by Menolly to appeal this decision to the planning board failed when the board upheld the council's decision.

However, in February this year An Bord Pleanála finally gave the green light to the Hansfield SDZ which will ultimately have 3,000 residential units built in a phased basis.

Menolly Homes and Manor Park Homes will be involved in the initial phases of the scheme which will see the re-opening of the Dublin to Dunboyne rail line.
