Thomas Byrne of Lisney is guiding a price of €1.8 million for a mixed-use property with “considerable asset-management and development potential” on Wexford Street in Dublin 2.

Located at the heart of one of the city’s most vibrant night-time districts and within walking distance of St Stephen’s Green and Grafton Street, 30 Wexford Street comprises a four-storey, mid-terrace property with a retail unit at ground-floor level and three two-bedroom apartments on the upper floors.

The retail unit is currently trading as a butcher’s shop but will be sold with vacant possession. The apartments are leased on informal agreements offering short-term income to the purchaser.

The building extends to about 210sq m (2,259sq ft) and is being sold with the benefit of a substantial yard to the rear which can be accessed from Liberty Lane.

Wexford Street is populated with shops and independent, creative businesses as well as a large number of restaurant and entertainment operators including Whelan's, Ryan's, Opium, the Landmark, the Jar, Tapas De Lola, Eddie Rocket's, Wowburger and Insomnia.

The surrounding streets including Aungier Street, Camden Street and Harcourt Street add to the wide offering of cafes, restaurants and bars in the immediate area.

Thomas Byrne says: “There is considerable asset-management and development potential with the opportunity to refurbish the existing property and develop the rear yard for a variety of uses, subject to planning permission”.
