The strong recovery in the Dublin investment market was again evident this week when a private investor paid €1,605,000 – a full €305,000 above the guide price – for three retail units at Terenure Place on the Templeogue Road in Terenure, Dublin 6W.
Turley Property Advisers handled the sale of the shopping enclave, which has an overall floor area of 433sq m (4,664sq ft) producing an abated rent of €84,900 per year.
One of the units was formerly occupied by Gourmet Foods and is currently under offer from another trader. Eddie Rockets restaurant trades out of a unit extending to 176sq m (1,900sq ft) under a lease that has eight years to run.
The upper floor is rented by an Indian restaurant and takeaway, Meghna Tandoori, under a lease with eight years unexpired.
