One of Dublin’s best located boutique townhouses, Stauntons

on the Green, is to be offered for sale at more than €12 million through agents JLL.

The four-star 51-bedroom facility trades exceptionally well in its key location on the southern side of St Stephen’s Green and is to be sold with vacant possession.

Daniel O’Connor of JLL expects the townhouse to be of interest to Irish and overseas hoteliers as well as property investors who will recognise the potential to upgrade the three adjoining Georgian houses and convert some of the largest bedrooms into suites.

The owner, Jim Staunton, has been running the townhouse since 1989 and in recent years added an attractive modern extension to the rear to bring the overall floor area up to more than 1,850sq m (20,000sq ft) and to accommodate additional bedrooms.

An important feature of the property is that it is the only hotel with a private access to the Iveagh Gardens at the rear.

Stauntons trades exceptionally well at average room rates of €90 compared to €250 in the Shelbourne Hotel on the opposite side of the green. Hotel rates in the city are among the fastest growing in Europe, rising by 21.9 per cent in the first six months of this year. With tourist numbers up by about 400,000 between January and June, Dublin is clearly in need of additional hotel accommodation.

Even with the hotel industry booming, Margaret Fleming, director of JLL's investment division, suggests the three interlinking period houses might well be bought for alternative uses. "It is unusual to have the opportunity to purchase such a quantum of fine Georgian space in one lot. Some buyers may consider conversion back to residential or to bespoke office space – the location is excellent for both."

Numbers 82, 83 and 84 St Stephen's Green were built in 1750 and have a rich and interesting history. Number 84 was once the home of famous politician Henry Grattan while the owners of the houses included the poet Gerard Manley Hopkins, the Catholic Church and the National University of Ireland.
