Irish healthcare provider agrees to occupy 22,500sq ft of office space on 10-year lease

RocDoc, an Irish healthcare provider focused on minor emergency and GP clinics and Covid-19 testing centres nationwide, has opened a new facility at Swords Business Campus under a 10-year lease from December 2021.

The healthcare company will occupy 22,500sq ft of office space at the development.

The owners of Swords Business Campus have in recent years begun to broaden the range of occupiers from the traditional office and office support sectors to those operating in the healthcare and educational space.

The news of RocDoc's arrival at the scheme follows the decision in late 2020 of Rotunda IVF, the National Fertility Centre, to relocate from its longstanding home at the Rotunda Hospital in the city centre to a new state-of-the-art facility at the north Dublin campus.

The clinic, now known as SIMS IVF, made the move to take advantage of the Swords scheme's location, parking and ease of access to the M50 and national road network. The campus is positioned in close proximity to the M1, five minutes north of Dublin Airport, and will be serviced directly by the planned Metro Link which will link the campus directly to St Stephen's Green in an estimated journey time of 25 minutes.

The joint letting agents TWM and JLL say they are seeing strong interest for the remainder of available space within the park, especially from healthcare providers looking to join existing occupants such as the HSE, SIMS, the Central Remedial Clinic (CRC) and RocDoc.

The agents have a number of unit sizes available, ranging from 4,000sq ft to 25,000sq ft at a quoting rent of €18 per sq ft, or a fraction of the rates being sought in Dublin’s central business district.

David Rock, chief executive of RocDoc, says his company had looked at a number of locations in north Dublin before deciding on Swords Business Campus for its international corporate head quarters.

“It has everything we require in terms of space and adequate parking within a modern, well-maintained park that is both functional and aesthetically pleasing.

"The location of the site is key, with both Dublin Airport and the motorway network in close proximity, and the Dublin Port Tunnel, which is key for the ambulance aspect of our business".

Russell Cleere of TWM’s office division added: “This is a great letting for the campus, which has seen a shift from traditional office use to medical/healthcare use over recent years and a steady decrease in availability.”
