The pent-up demand for ready-to-go housing sites within easy commuting distance from Dublin is expected to lead to competitive bidding for a development opportunity in Kildare town, when it is auctioned on April 7th by agents REA Coonan.

The auctioneer is guiding €3.75 million for the conveniently located 8.5-hectare (21 acres) site at Tully Road with full planning permission for 164 houses. A 10-year planning consent was granted in April 2013, for the high-quality development designed by architects McCrossan O’Rourke Manning.

The layout provides for two entrances, one on Tully Road and the second off Meadow Road, to bring the estate within easy walking distance of the town centre.

REA Coonan says the site is the only major residential development opportunity in Kildare town ready to proceed with access to all services. Will Coonan of the selling agents said they expected strong interest in the site as it was exactly what the market was looking for, with many developers anxious to capitalise on the current housing demand from commuters within the greater Dublin area

The housing site is convenient both to the Tesco shopping mall and the popular Kildare Outlet centre, which was recently extended. It is also within 10 minutes drive from Newbridge College, about 15 miles from Naas and 32 miles from Dublin.
