WITH LITTLE appetite at the moment for development sites other than those in key locations, there is considerable confidence that a buyer will emerge for Kylemore Clinic on 1.37 hectares (3.4 acres) at Church Road in Killiney, Co Dublin, which is going for sale today by private treaty.

DTZ Sherry FitzGerald is inviting offers over €9 million for the buildings and adjoining land which is likely to be redeveloped either as a nursing home facility or for housing.

Kylemore Clinic is run by a registered charity and includes a large Victorian house which is used as a care centre. The two-storey building has a floor area of 1,009sq m (10,861sq ft). There are a number of ancillary buildings including a gate lodge as well as outhouses.

The property is zoned for residential use under the Dún Laoghaire Rathdown County Council development plan. The selling agent says the site is ideal for an upmarket housing development or a nursing home or a retirement village scheme.

The site is surrounded by high density housing and the expectation is that the clinic site could accommodate between 14 and 16 houses per acre. There are three entrances on to the site, two from Castle Road and the other from the rear alongside St Matthias Wood. The clinic has outstanding mature gardens and clear views of the Dublin mountains.

The site is within easy walking distance of Killiney shopping centre, the local golf club, as well as the beach at Killiney. It is also convenient to the Dart service and, when the Luas is extended to Cherrywood, commuting to the city will be further enhanced.

The Kylemore Clinic, which has been looking after its patients since 1947, plans to relocate to a modern new facility at Bloomfield on Stocking Lane in Rathfarnham, Dublin 16. “This purpose-built facility will allow the clinic to further develop the high level of care which they have been providing for over 60 years,” the clinic said.
