Development Land:A period house with old world charm on 39 acres at Boyne Road, Navan, is expected to make over €4 million when it goes to auction on October 4th. The land is in a highly scenic area along the River Boyne and within walking distance of the town centre.

The house, which is in need of modernisation, stands along the Boyne Road, close to some of the most expensive and exclusive houses in the town.

Joint agents Smith Harrington of Navan and Dublin-based Lisney plan to offer the holding for sale in one or two lots.

It is likely to be bought by a developer because of the existing zoning and the medium term prospect of securing an enhanced land use.

The agents are quoting over €1.7 million for the house and various outbuildings which stand on eight acres, including a front paddock.

There is a right of way down to the river and canal in the unspoilt Boyne valley.

The remaining 31 acres have two different zonings. Two acres zoned G1 under the Navan development plan are designated for community, recreational and educational facilities while the remaining 29 acres have a H1 zoning with the aim of protecting the environmental quality of an area of high natural beauty.

The agents say that these zonings lend themselves to a variety of uses, including community facilities, leisure and recreational uses, sports facilities, a third-level educational institution, tourism complex, hospital, residential institution, retirement home and home-based economic activity.

Navan is one of the fastest growing towns in the country and its population of over 25,000 is expected to continue to rise in the coming years. The Boyne Road property is one of the best located to come on the market in the Navan area in recent years.
