Savills is guiding €750,000 for an infill residential site of 0.56 acres on the Old Kilmainham Road in Dublin 8.

The site is close to the Royal Hospital Kilmainham and the Luas stops at St James's and Rialto while Heuston station and a QBC are within walking distance.

It is divided by the Cammock river, with 0.27 acres on one bank and 0.29 acres on the other. The northern plot features a two-storey concrete pebbledash building and the southern plot is occupied by two vacant industrial and office units which were formerly the Irish Cone & Wafer premises, extending to 810sq m (8,718sq ft).

The Kilmainham site forms part of a larger holding with planning permission for 43 apartments in two blocks from two to six stories. This planned development also contains two office units and 40 car-parking spaces, and was granted an extension of duration in April 2014 for five years.

Savills says this planning permission should set a precedence with regard to any future planning permission being granted on the subject site.
