Lisney is quoting €850,000 for a period commercial building needing refurbishment on the quays not far from O’Connell Bridge.

Numbers 26/27 Eden Quay in Dublin 1 is the former Mercantile Marine Office.

Accommodation extends to 554sq m (5,967sq ft) over four floors while there is additional basement space of 30sq m (326sq ft).

To the rear is a small enclosed yard with access and three car-parking spaces. The ground floor of the listed property has an attractive main room with high ceilings and there is a period wooden staircase with many fine features connecting through to the upper floors.

“While the property requires extensive refurbishment it has the benefit of a recent grant of planning permission for change of use from the existing commercial to a tourist hostel to take advantage of the large number of tourists seeking accommodation in the city centre,” according to Ross Shorten of Lisney.

Eden Quay, which overlooks the Liffey, is in the heart of the city. It is close to Henry Street, the IFSC as well as the south-city core.

The Dart at Tara Street is a couple of minutes walk away. Even closer is the Luas on Abbey Street while there are numerous bus routes along the quays.

Numbers 26/27 Eden Quay was on the market in February 2007 with agent HT Meagher O’Reilly quoting over €7.5 million for the property.

It then had planning permission (granted in November 2006 by Dublin City Council) for a rear office block with 1,400sq m (15,069sq ft) of space.

Galway developer John Lally purchased the property in February 2006 for around €4.7 million.
