An increasing number of office suites are becoming available in Dublin on sub-leases as the original tenants move to larger buildings.
Bryan Walsh of JLL is quoting €306 per sq m (€28.50 per sq ft) for 1,306sq m (14,068sq ft) over three floors in Stack B at the Trade Centre in the IFSC. The lease has seven years to run and is available on the basis of a direct assignment of sub-lease.
In Dawson Street, James Mulhall of Murphy Mulhall is suggesting a rent of €484 per sq m (€45 per sq ft) for 703sq m (7,563sq ft) on the first and second floors of |Joshua Dawson House in Dublin 2. Twelve basement car parking spaces will cost an additional €3,000 per space. Kleinworth Benson Investors, which previously occupied the space, has moved to the IFSC.
