RECEIVER SALE:A MIXED-USE complex, including a 42-bed hotel at Sallins village in Co Kildare, has come on the market on the instructions of a receiver acting for Bank of Ireland.
Kieran Wallace of KPMG has been appointed receiver for G K Building Company which developed the extensive Waterways residential and commercial scheme close to Sallins Arrow train station. Most of the residential element, covering 202 homes, has been completed and sold along with about half of the commercial buildings.
Although selling agent Nolan Brophy is not providing any guide price, the remaining part of the complex – most of it in shell and core condition – is expected to sell for over €10 million.
Richard Brophy of the selling agent says they are “open to offers” for all of the buildings which will be sold or leased. He said they already had interest in the hotel from nursing home operators.
Also on the market is a three-storey retail and restaurant building of 825sq m (8,880sq ft); an office block of 706sq m (7,600sq ft); a first floor office suite of 400sq m (4,306sq ft); a ground floor retail unit of 344sq m (3,703sq ft); two further own-door retail buildings with 143sq m (1,539sq ft); a coffee shop with 126sq m (1,356sq ft); a crèche with play area of 362sq m (3,900sq ft); a medical centre with 166sq m (1,787sq ft); and an underground park and ride facility with 202 spaces. There are also eight apartments with a mix of one, two and three bedrooms.
The proximity of the Waterways to the railway station is expected to prove a strong selling point. The Arrow service is popular with commuters travelling to Dublin.
