An Irish investor has paid just over €2.6 million for the Louis Copeland occupied retail building at 18 Wicklow Street in Dublin 2, which will show a return of marginally less than 6 per cent.
Diane Crean of selling agent Savills had been inviting offers over €2.5 million for the four-storey over basement building which is rented by the men's outfitter at €170,000 per annum. The 25-year lease from 1998 has over nine years remaining and is subject to upwards-only rent reviews. The 296sq m (3,187sq ft) building has retail space on the ground and first floors while the remaining floors are used as ancillary accommodation.
Wicklow Street remains one of the busiest streets in the city centre and recently benefitted from the opening of a new COS store opposite the side entrance to Brown Thomas.
