High-spec office space to rent at M11 Business Campus in Co Wexford

Letting agent Lisney is quoting a rent of €188 per sq m (€17.50 per sq ft) for high-spec office space at the M11 Business Campus in Gorey, Co Wexford.

This is very competitive when compared to €650 per sq m (€60 per sq ft) in Dublin city centre and about €250 per sq m (€23 per sq ft) at some suburban office schemes around the capital.

The M11 Business Campus, which is located just off the M11, is being built by local developer Redmond Construction which is putting the finishing touches to three detached office blocks of 3,250sq m (35,000sq ft). Accommodation is spread over four storeys and can be subdivided into spaces of between 500 and 2,000sq m (5,382 to 21,528sq ft). Lifts serve all floors and the buildings comes with integrated efibre and next generation network capabilities.

Wexford County Council is the main tenant at the M11 Business Campus where it offers tech hub-type incubation and micro-business units.

The campus is about 30 minutes drive from the M50 and 70 minutes from Dublin Airport. Gorey has a commuter rail link to the capital while the first sod was recently turned on the 39km Gorey to Enniscorthy M11 extension which is due to open in 2019 and cost about €400 million.

Tommy Redmond of Redmond Construction says more companies are looking away from Dublin due to the cost of buying/renting in the capital while the M11 Business Campus also gives the chance to "reverse commute".
