Grade A offices a minute’s walk from Grafton Street are available to rent on a minimum 10-year lease at €450 a sq m (€41.8 a sq ft) through Agar Commercial Property Consultants.
The space, presently under construction by Fran Rhatigan's Lotaview Holdings Group, is at 10-12 Trinity Street and 16-17 St Andrew's Street. It will be ready for letting this summer.
There will be 608sq m (6,544sq ft) of office space available for rent mainly located at second, third and fourth-floor level. A small ground-floor lobby is also included in the office accommodation.
With a severe shortage of offices to rent in Dublin 2, the agents anticipate strong demand for this refurbished space.
Meanwhile, the retail element at the building – extending to 550sq m (5,920sq ft) over the ground, basement and first floors – has been let off-market to Cotswold.
The UK outdoor recreation multiple retailer has signed up to a long-term lease at a rent of about €300,000 per annum. This will be Cotswold’s first outlet in the State and it should be open for business in October.
